Captain Michael Miglino, commanding officer of the Ac- cident Prevention Bureau, said drivers would be well advised to beware of roads which are covered with leaves. \They look innocent enough, but fallen leaves create hazardous driving conditions and cars can go into skids on them without any warning.\ Miglino also advised drivers to be watchful' of piles of leaves alongside roads which may have youngsters playing in them. \They're hard to see and could become the victims of tragic accidents\ he said. Coupled with wet roads, fallen leaves are considered by traffic experts to be among the most dangerous driving conditions possible. They estimate that more than 30 per cent of all ac- cidents occur when road con- ditions are inferior. CARMAN Gregory Sosa Agency mm ZONING AND THE LAND OWNER A good community has zoning laws to protect its homeowners. However, zoning is even more im- portant to the buyers of land who ar planning to erect their own home. Some communities may have zoning that will make it impossible for you to build the home you plan. For instance, one com- munity may require a specific amount of acreage for aolie-family zone. If you buy a smaller lot than the zoning ordinance requires, you may not be able to build the house you want onjhe lot you own. Also, look into the type of home which is allowable in your zoning area. You may plan to build a second floor apartment, possibly for another member of your family or even for rental purposes. If the property is a one-family residential zone, you may be out of luck. No need to worry as long as you check out the zoning before you buy.
