Greece Ridge Associates has applied for the rezoning on behalf of a New Jersey developer who has filed plans to build a subdivision with apartments, townhouses and single- family homes. The project also proposes a small business center for the con- venience of neighborhood residents. The property at present is zoned mostly R-1-2 for single family homes with a section of B-3 business property. The resoning would be for R-3-1 (multiple housing) and B-2 (neighborhood business ser- vices, including food service.) The site is adjacent to the Ridgedale Apartments where problems recently have oc- curred with storm drainage and - flooding of the basements of nearby homes. State Town Law to the final Shadowbrook Subdivision plan and epproved it. With Chairman Earl M. Robertson and members Martin A. Foos and Ronald Mazeau dissenting, the Plan- ning Board voted epproval of the development of 169 single homes. The sub- division had been under discusion for siz months, with controversy centering on location of wetlands and creeks on the property. Another delaying factor was the diversity of definitions of Sect. 281 as in- terpreted by members of the planning unit. In Robertson's cpinion the Shadowbroock plan does not fit Sect 281 \because it grants nothing to the Town, and the so-called cpen sec- tions ere not cpen to any cther than the owners\ Santa's Coming to YMCA Breakfast with Santa presented by the Greece Y Gals will be held at 10 am. Ronald lannucci, Planning Board member with a dif- fering view, said, \Sect. 281, in my mind, seems to be useful for the efficient use of odd-shaped lots and to grant variances for many lots (at one time) rather than many individual variances for single lotta.\ In the view of Sandy Ladd, who spoke st the Planning Board hearing on the Caldwell and Cook development last week, the special status of 281 is ap plied \to encourage flexibility of the use of land and to preserve open land.\ Mrs. Ladd spoke es a representative of the Greece Coalition for Community Planning, a citizens' group.
